IMPROVEMENTS AND ADDITIONAL INFORMATION

Improvements:

Bank Barn:
The bank barn is a traditional two-story structure measuring 37' x 80'. The lower level has 6 horse stalls, several pens for other livestock, and storage areas. The upper level was constructed in 1993 on the original barn foundation. All of the upper level side walls are insulated. A 37' x 47' area of the upper level had been used for a store. There is overhead storage above this area. The balance of the second story is suitable for general storage. The roof has skylights.

Additional Information:

  • This property has approximately 1000 feet of frontage on Little Fishing Creek. It is stocked each year with trout. A significant portion of the land, because of the stream, is in the 100 year flood plain as shown on the aerial photograph. The buildings are not in the floodplain. The land lays extremely nicely, and most of the soils are above average in productivity.

  • The location of this property provides convenient access to State College, Bellefonte, Lock Haven, and Interstate 80. There is frontage on both Old Snydertown Road and also PA State Route 64. The buildings are along Old Snydertown Road, and are away from the traffic on Route 64. This property is ideal for those who wish to have a farmette, but who do not wish to feel isolated from other people.

  • The home is a new home constructed in 2005. While electricity is presently not being used, the home was completely wired when it wasbuilt, with the exception of having cover plates placed on the electrical boxes for the switches and outlets. This work will be done by the seller prior to settlement. The house seems to be very well constructed and insulated. The basement foundation walls are Superior Walls insulated, precast concrete. The basement has a large cold celler, kitchen area, a 3/4 bath, and a large area which could be finished for a family room.

  • The southwestern portion of this parcel joins the Abramson Auto Wrecking property along Route 64.
