Additional Information:
This farm
is situated 8 miles west of State College. It has a beautiful, semi-protected setting away from roads, and offers very scenic views of the mountains and surrounding fields. Tadpole Road has only local, rural traffic flow.
The house was completely renovated in 1995 by
Ridge View Homes (Emmanuel Esh) . It features very nicely finished pine floors. The first floor has a fine kitchen, living room, dining room, family room, half bath, laundry room/pantry, as well as a full length front porch and an enclosed back porch. On the second floor there are three bedrooms and two full baths (one with a tub and one with a shower), and there is an office or bedroom area, a bedroom, and full bath with a shower on the third floor. Modernization included a total replacement of all roofs, walls, ceilings, windows, electrical service, house wiring, plumbing, heating, ventilation, and air conditioning. Architectural changes were made to improve the closet space and living areas of all floors. All original pine floors were refinished, a new septic system was added, the well pump replaced, and more than 8,000 paving bricks were used to provide sidewalks, patios and steps around the property. Also, the house is wired for an emergency generator to use for essential items in the event of a power failure.
A DeVilbiss 5000 watt generator is included. In addition to the property offering an outstanding potential for a quality rural lifestyle, this country estate is also in an excellent location to State College relative to using the equestrian facilities for either personal use, or for boarding horses from the nearby State College area. This property had been used by the owners for the preparation, training, and showing of hunter/jumper show horses. The fenced areas consist of virgin vinyl post and board fencing. In the side and back pasture fence lines, pony rail vinyl coated wire fence material was used and attached to recycled plastic posts that also require little or no maintenance. This farm consists of two separate tracts which are taxed as one property code parcel number. The primary tract is 26.14 acres, and the second tract is 3.54 acres, for a total of 29.68 acres.
Needless to say, a $975,000 property isn't cheap. Properties of this caliber providing the unique combination of attributes here, including the condition of the house and barn, the country setting, the rural nature of the area, and the convenient location relative to State College, make this property a truly unique farmette.
