HOME IMPROVEMENTS AND ADDITIONAL INFORMATION 

Improvements: The home has been recently painted with additional painting scheduled. The dining & living room oak hardwood floor has been refinished. All bedrooms have adequate closet space and hardwood floors. The kitchen is functional with a good amount of counter space. Structure:
This 40' x 60' building containing the auto body shop is  a wood framed insulated structure with a metal roof built in 1994. There is a addition used as a carport  and air compressor and furnace rooms.   Inside the main structure there is a 12' x 20' office. There is a paint mixing room 7'x 14' adjacent to the 23' x 14'6' paint booth. Heat is provided by a Rheem 100,000 BTU oil furnace for forced air heat. There is an alternate heat source from a coal fired augured stove producing forced hot air.  225 volt 200 amp electrical source. 

Equipment:
There are two air compressors; NAPA, 7.5 HP producing 32.7 cmf and  new 2001 and a Emgla,  5 HP producing 22.5 cmf used since 1990. A Kacser air dryer Model KRD 100 produces 22.5 cmf of treated air which then passes through Desiccant air dryer filtration. There is a computerized paint mixing system connected to the Internet is combined with a digital scales for calibrating paint mixes. There is a Hercules paint gun cleaner to replace a newer model now in place. A Bonwil 6000#  lift is set into the shop floor. There are also several imbedded chains. The paint booth is an Americure semi down draft design. The paint room is built to fire and explosion proof standards.

Additional Features:
There is a 12' x 16' storage shed included for lawn equipment and general storage. In the process of completion a brick peered fence will enclose the lawn and drive access and include an remote electric operated gate system for added security for the home.  Prior to the present owner occupancy the home was rented last year for $800 per month. It is reasonable that it could be rented for $800 to $875 per month as an optional business advantage.
