Remarks:
The Land: This tract originally was know as the Martha Godfrey Warrant consisting usually about 400 acres. A survey conducted September 1990 revealed 456 acres. Portions of the tract were timbered in 1994. It would appear that less than half was timbered. Those areas where timber was cut offer great opportunities for food plots to be developed.  About 25 acres around the cabin remain untouched and tall timber exists. A tributary of Big Run  known as Sinking Spring Branch runs through the tract. Sproul State Forest adjoins the entire north boundary and most of the west boundary totaling over 7,600'. Legal access is from Beech Creek Mountain Road. There is a 50' right-of-way which enabled subdivision  of the tract into 3 approved lots. They are not being sold separately at this time but a future owner could have this opportunity.

The Home: The home is a frame structure, essentially a two story design. There is a shingle roof with cedar siding. It consists of a great room, two baths, a rec room (which could also be a bedroom), and three bedrooms. The basement is a 4' high dry "crawl space" which is concrete block wall and concrete floor designed to be high enough to run snow mobiles and 4 wheelers into for storage. The steps to the front porch are hinged to access the door into the "crawl space".  There is a 8' x 40' porch in front and a 12' x 18' porch in back both under roof.
