This cottage has a 25 foot strip of land which runs to the center of Spruce Creek. The balance of the property has 155.5 linear feet near the top of the bank. All of the fishing rights belong to the owner. There is a two car concrete block garage, 23' 8" x 24' 8", attached to the cottage via a breezeway. The breezeway measures 8' x 23' 8".

It is a very pleasant and easy drive to downtown State College, which is approximately 21 miles from the property. Altoona and I-99 are also easily accessible.

A portion of this property joins PA State Forest. The west boundary joins land owned by the Pennsylvania State University. It is our understanding that Penn State allows fishing on this tract. The previous owners, as well as the present owners, have mowed some of the adjacent area on the Penn Sate Property for many years. Also, the septic tank and drain field are close to the cottage, but appear to be on university land.

There is a small horse barn on the property. It isn't falling down, however a tree fell on it and damaged the roof line. We did not place any value on that structure.

There is an unused cabin and garage behind this property which has not been used for a number of years. There is a right-of-way through this property to that tract.

The water supply for the cottage is from a well. There are spring rights included in the deed, however the owners have never used water from that source.
